Why not use your tax refund to boost your home value this year? We can all think of things to splurge on when we get that tax refund, but how can you do it wisely?  Think about investing it in something that can only go up in value with your investment capital – your home.  This is especially true in today’s market.  You can’t afford not to increase your equity.

Most taxpayers receive their refunds in April, May or June.  That is the perfect time to paint the interior and/or exterior of your home.  The average tax refund is about $2500, but even if you don’t want to invest the entire amount of your refund in painting you can pick and choose some projects to fit your budget.

While estimates vary depending on your area of the country, the type and quality of paint you use, and the number of rooms to be painted, the average for a 10′ X 12′ room with 8′ or 9′ ceilings is between $350 – $450 (this does not include trim, doors ceiling or major prep work to the walls). It does, however, include all your paint, materials, prep to the walls and furniture moving – things that add up, along with your time, if you take it on as a DIY project.  Plus, when you hire professional painters you have none of the headaches.  The more rooms you have painted the lower the cost, especially if you use the same     color paint throughout.

According to HGTV, painting the exterior of your home ranks # 4 in return for your investment (average return 95.5%) when  considering home improvement projects. And no home improvement project protects, beautifies and revives your home as affordably and quickly as painting.  If the exterior of your home is beginning to show its age, your tax refund will be well spent preserving its beauty and structure.   

SHUTTERS

Shutters faded by the sun and weather? Step back and look at the whole picture. If your house is brick or siding it may not need to be repainted if the trim and woodwork on your house are not showing signs of rot or disrepair. In that case, you may just want to paint your shutters, and possibly your front door, for an instant refresh!  This budget-friendly choice may be just what the doctor ordered.  

Most shutter repaints require some prep work, a primer and two coats of paint for maximum coverage and long-lasting beauty.  The average cost if about $60 – $80 per shutter.  For an exterior door that will run about $125 – $150.  Be aware that removing some shutters for painting may result in damage if they are old, rotted or otherwise in poor condition.

FINAL THOUGHTS

If repainting the interior and/or exterior of your home is something you’ve been dreaming of, don’t waste your tax refund – go for it!  No matter the size of your tax refund there is a least one or two projects you can accomplish.  Maybe its just painting the front door.  Or add new color or an accent wall to the main living areas of your home.
