How to evaluate and compare estimates is a critical step you can’t ignore before your hire a certified painter to do work in and around your house. Evaluating and comparing estimates can be confusing especially when you are ready to paint the interior or exterior of your home.  That’s a big investment and you don’t want to get it wrong.  Here are some tips and guidelines you should know when you begin contacting licensed painting contractors for estimates.

MEET IN PERSON

To get a reliable estimate, you must meet the contractor in person.  This gives you an opportunity to discuss your project, get a feel for their professionalism, and ensure you feel comfortable working with them. You’ll also want to do the initial walk-through to explain your vision and then give the contractor a chance to “re-walk” the project and look at the details.  This is step one in evaluating and comparing estimates you don’t want to miss.  

Never accept an estimate over the phone from someone who hasn’t seen your project. This leaves you open to misinterpretation and the possibility of getting an incomplete estimate.  It may seem easy and convenient, but may lead to unexpected surprises down the road.

EVALUATION

A reputable contractor will spend time looking at every aspect of the project.  You should ask them questions and they should ask you questions. Contractors should not base estimates solely on square footage – that’s not a reliable method.  Your project may require special attention to trim work, ceilings or drywall repair.  Extra prep work may be necessary, you may need to trim bushes away from your exterior.  There are always important details that can’t be overlooked in the estimate. Estimating requires specialized knowledge to make sure the project results in your complete satisfaction.

PRICING

Everyone wants to get the best price possible, but beware of a price that seems to good to be true – because it probably is.  It could mean that the contractor is cutting corners by using low quality paints and materials. Maybe they are not properly licensed and insured or they may be working a number of jobs at the same time and you will be left hanging for several weeks as they squeeze you in.  As tempting as it is to go with the cheapest estimate, it is also important that you establish trust with the contractor/company you choose. TRANSPARENCY

Prior to signing the estimate you should discuss the paint type and quality and any other details that should be included in the estimate.  The estimate should list all of the items to be included in your project. Ask questions.  Be sure that you agree with the items to be covered.  If you add on other items (paint the trim, paint a door, change colors, etc.) as the project progresses be prepared to pay more than the original estimate.  Just like you, your contractor doesn’t want any surprises either.

FINAL STEPS

Finally, you should be comfortable with all aspects of the process and the final estimate.  Expect to give a deposit to reserve time (especially during the busy seasons) in the contractor’s schedule and purchase some of the needed materials.  It should not exceed 25% of the total price. Final payment will be due at the completion of the project after your approval.
